In previous chapters, we've thoroughly examined the material properties and installation techniques of MCM soft stone. But anyone in the construction industry knows – the final decision always comes down to the numbers.

When selecting materials, many people focus only on unit material prices and installation costs. After a quick calculation, they conclude that MCM soft stone is significantly cheaper than natural stone – and that seems good enough. However, the most easily overlooked cost saving comes from the reduction in structural load that lighter exterior cladding brings to the building's main structure. At the same time, the differences in material unit prices and installation costs aren't as dramatic as some earlier estimates suggested.

In this chapter, we've recalibrated every cost item to a reasonable range and run the numbers again.

Every building's exterior decorative cladding ultimately transfers its own weight to the main structure – beams, columns, shear walls, floor slabs, all the way down to the foundation. Natural stone cladding (dry‑hung): Stone self‑weight is approximately 50‑70 kg/m²; adding the sub‑frame and anchorage system brings the total load to approximately 80‑100 kg/m².

MCM soft stone: Material self‑weight is only 3‑8 kg/m²; adding the adhesive brings the total load to approximately 5‑10 kg/m².

The difference between the two is approximately 70‑90 kg/m².

      This difference does offer some optimization potential in structural design. However, it is important to note: exterior wall load is only a small fraction of a building's total load. A high‑rise residential building's total permanent load includes structural self‑weight (beams, slabs, columns, walls), floor finishes, internal partitions, exterior cladding, mechanical and electrical services, and more. Exterior cladding typically accounts for only 5%‑10% of the total permanent load.


How Much Can Structural Cost Actually Be Reduced? Let's Run the Numbers.

Project Basic Parameters:

  • Total Floor Area: 100,000 m²

  • Storeys Above Ground: 28

  • Structural System: Shear wall

  • Seismic Fortification Intensity: 7 (0.10g)

  • Basic Wind Pressure: 0.45 kN/m²

Baseline Steel Reinforcement Content:
Based on industry data, steel reinforcement content for high‑rise shear wall structures typically ranges from 50‑80 kg/m². Taking a relatively conservative mid‑range value of 65 kg/m² , the total steel requirement for 100,000 m² is approximately 6,500 tonnes.

6,500 tonnes × 5% = 325 tonnes of steel

At a current composite steel price of approximately RMB 4,500/tonne:
325 tonnes × RMB 4,500 = approximately RMB 1.46 million

In addition, foundation works (piles and raft slabs) can also be optimized, though the savings are smaller than for superstructure steel. A conservative estimate would be RMB 0.5‑1.0 million.

Total Structural Cost Savings: Approximately RMB 2.0‑2.5 million (equivalent to RMB 20‑25 per m² of floor area)

These savings are essentially "free" – they require no additional investment, only the right material selection decision.


II. Exterior Cladding Material & Installation Costs: RMB 12 Million in Direct Savings

Natural granite dry‑hung systems: Market prices typically range from RMB 800‑1,200/m². For imported stone or custom‑shaped panels, costs can reach RMB 1,800‑3,500/m². At an estimated RMB 3,000 per truckload, transport cost savings alone amount to approximately RMB 87,000.

For warehousing, soft stone can be stacked, occupying less than one‑tenth the storage area of stone – a particularly significant saving for projects with tight site conditions. This hidden saving is estimated at RMB 50,000‑100,000.

IV. Life‑Cycle Maintenance Costs: RMB 1.6‑3.2 Million in Long‑Term Savings

Natural stone dry‑hung systems require regular maintenance – cleaning, anchorage inspection, replacing damaged panels, and re‑sealing joints. Annual maintenance costs are approximately RMB 5‑10/m². Over 20 years, that equates to RMB 100‑200/m² – or RMB 1.6‑3.2 million for 16,000 m².

MCM soft stone offers excellent weather resistance. Under normal service conditions, no major maintenance is required for 20‑30 years. Rainwater self‑cleaning is sufficient for routine upkeep – maintenance costs are effectively zero.


V. Life‑Cycle Cost Summary

Using the same 100,000 m² building with 16,000 m² of cladding:
